What it costs to sell, and what moves the price

Typical seller costs

  • Real estate commissions: negotiable and agreed in writing up front; since 2024 the buyer's agent fee is a separate negotiation, and many sellers still offer it because it widens the buyer pool.
  • Florida documentary stamps on the deed: $0.70 per $100 of price ($2,800 on a $400,000 sale), customarily paid by the seller.
  • Owner's title policy: customarily seller-paid in Orange and Osceola (roughly $2,100 on $400,000), plus settlement fees.
  • Buyer concessions: in today's market 1–3% toward the buyer's closing costs is common, so plan for it in your net.
  • Mortgage payoff, prorated taxes, and HOA estoppel fees round it out. Most sellers net roughly 90–93% of the sale price before paying off their loan.

What buyers pay more for right now

  • A roof under 10 years old and a recent 4-point inspection — insurance is the first question every buyer asks in Florida.
  • Impact windows or shutters and a wind-mitigation report you can hand over.
  • Newer AC and water heater with service records.
  • Clean, bright, decluttered, and professionally photographed. Homes with pro photos and a video walkthrough sell faster, and I include both.
  • Pricing right the first week. In a market with 60+ days of typical marketing time, an overpriced first two weeks costs more than any upgrade earns.
